General Policies:
Check-in and Check-out: Check-in time is 3:00pm; check-out time is 11:00am. If requesting a late check-out, please call (949) 456-0178 to arrange before your stay.
Quiet Hours: 9:00pm – 7:00am. Please be considerate of others during the quiet hours. No bright lights allowed at night. Thank you very much for understanding and helping us keep our campground a peaceful place for neighbors and park guests.
Campsites: Please keep sites clean, neat and tidy. Clotheslines, outside clutter, and under RV storage is not permitted. Grills on stands are allowed for cooking.
Parking: Vehicles must be parked on your site, preferably in front of your RV or camper, and a max of 2 vehicles per rental site.
Condition of RV’s, Trailers, Campers and Motorhomes: RVs must not be longer than 35’, unless prior owner approval. All RV’s, trailers, campers, motorhomes etc. cannot be older than 10 years for month-to-month rentals; however, if an RV is a few years older but in good condition, an exception may be given. No on-site maintenance is allowed, unless it is an emergency; and prior owner approval required.
Septic System: Septic access is provided at each site. Septic systems are not the same as public sewage system. The only authorized items to be disposed of in the septic system are gray and black water, and RV and Marine toilet paper. Items specifically harmful to the septic system include antibiotics, cigarette butts, feminine hygiene products, coffee grinds, grease and oil, cat litter, chemicals of any kind, floss, cotton swabs, disposable wipes, paper towels, Kleenex, latex condoms, water softener discharge. Open black tank valves are not permitted unless the renter is present and actively dumping the RV black and gray tanks. RV’s, trailers and Motorhomes may keep their sewer hoses connected to the septic system; however, the tank valves must remain closed unless dumping and flushing your back and gray tanks. RV dump tanks are designed to empty completely due to the pressure release of a full black tank, followed by flushing with the contents of the gray tank. Leaving your release valve open drains the water necessary to properly clear your black tank and can lead to waste pyramids that clog and obstruct the proper release of your RV black tank waste and the septic system drainage system. Owners reserves the right to discharge any person(s), without refund, for failure to abide by the rules for septic use.
Water Use: Use of campground water to wash vehicles and watercraft is prohibited.
Laundry: An on-site laundry room is provide for the convenience of our guests, equipped with one large capacity washer and dryer. The door access code will be provided at check in.
Garbage Disposal: Trash cans are located on each site and will be collected by owner every other day or as needed. Burning garbage is not permitted. Please dispose of cigarette butts properly. All garbage must be placed in tied trash bags before disposing. No dumping of anything that is not considered standard household garbage.
Children: Parents are responsible for the behavior and welfare of their children. Children must be always supervised and not left unattended at any location within the campground or property.
Pets: Pets are welcome; however, you must comply with the regulations listed below:
• Pets must be registered with Stump Hollow Farm & RV at the time of check-in. • Pets must always be leashed.• Pets must never be left unattended at campsite.• Pet waste must be promptly and properly disposed of.• Pet owner assumes responsibility for pet’s actions.• Pet must not bark excessively.• Aggressive dogs are not allowed at any time! Owners reserve the right to make final decision for acceptance of any animal. • Violators will be asked to leave immediately, without a refund. Immediate eviction will follow any animal bite or attack. All required shots must be current.
Smoking and Drug Use: There is a zero tolerance for any use of drugs or selling drugs, including smoking marijuana (this is not legal in the state of Tennessee). If found using any of these substances while on the premises, you will be asked to leave immediately and will not receive a refund for any portion of your stay. Cigarette smoking is permitted; however, you must be far enough away from all other guests so that they are not affected by the smoke. Please be courteous of others who may be allergic or have asthma and don’t want to smell smoke.
Additional Policies for Monthly Rental:
Age Limit: Minimum age for campsite rental is 21 years.
Due Date: Payment is due on the same day as your move-in date, each month, on or before. If your due date falls on a Sunday or holiday, you will not be counted as late if you pay the following day. You may also drop your payment in the 418 Stump Hollow mailbox—just ensure the red flag is down.
Electricity: Monthly rental fee does not include electricity. The meter will be read the day you move in, and payment will be due on the first day of the following month. A $100.00 fee will be collected (in advance) for month One, and an adjustment will be made in the following month.
Trash: Please independently dispose of your household trash as needed. St. Clair Convenience Center is located on Rocky Springs Rd., on your way out to Highway 27.
Cable: Wifi is provided to our guests and is included in the rental fee. The password will be provided at check-in.
Water: Water usage is included in the rental fee; however, owner reserves the right to add additional fee for excessive use.
Rental Site Modifications: No modifications to the site will be permitted without prior approval from Stump Hollow Farm & RV ownership. RV covers, if approved, must be removable and cannot damage the site in any way. Repair for any damages to the site due to renter modifications will be the responsibility of the renter. No on-site storage is permitted outside of your RV storage capacity.
Late Fees: Beginning the day after your due date, a late fee of $5.00 per day will be added and will continue until your rent is paid in full. If rent is not paid in full within 3 days of “due date,” you will receive a Notice of Termination and the campsite must be vacated immediately. A Notice of Eviction with the Rhea County authorities may be filed by Stump Hollow Farm & RV Park.
Waiver of Liability:
ACKNOWLEDGEMENT OF RISKS & LIABILITY: All park amenities are intended for the convenience and enjoyment of the guests. Any and all persons using the facilities do so at THEIR OWN RISK and consent. Stump Hollow Farm & RV owners are NOT RESPONSIBLE for accident due to fire, theft, wind, flood, lightening, personal negligence, acts of God or other unfortunate circumstances. The registered guest is financially responsible for all individuals or pets at their site for any/all damage to the park.
